Sunshine Living Realty can help you find just the right rental home. In addition, we offer three levels of property management for local homeowners.
1. Leasing Service - finding the tenant, doing background and credit checks, accepting and reviewing applications, checking references, marketing and listing the property, showing the property, completing and signing of lease agreements, and collecting all monies in order to get the lease started. This option is just if you want help finding a tenant and then you take over after they move in. The fee for this service is one month's rent.
2. Full Property Management - This service includes everything above plus the full scope of managing the property. Including rent collection, arranging for repairs, handling tenant issues, periodically inspecting the property, coordinating lawn, shrub, pest, and pool maintenance (if applicable), and any other concerns or issues that may arise. The fee for this service is 1/2 of one month's rent plus 10% of monthly rental amount paid each month thereafter.
3. Caretaker Service - This service is offered on any empty property that needs occasional maintaining. This includes taking in deliveries and mail, checking the ac/heat units, flushing toilets/running water, making sure lawn and shrub work is done (if applicable), arrange cleaning service if necessary, checking on pool service (if applicable), and exterior and interior checks. The fee for this service is $100/month.
